NOTICE
Pursuant to the Land Recycling and Environmental Remediation Standards Act of May 19, 1995, P.L. 4, No. 1995-2 ("Act 2"), notice is hereby given that CP 1600 Broad LP has submitted to the Pennsylvania Department of Environmental Protection ("PADEP") a Notice of Intent to Remediate ("NIR") a site located at 1600-1636 North Broad Street in the City of Philadelphia, Philadelphia County, Pennsylvania. This NIR states that the site (Philadelphia BRT Account # 882938305) was historically utilized for commercial and residential purposes as early as 1918. Several auto repair shops were formerly located along the western boundary of the site and a gasoline service station was formerly located on the southern portion of the site. Previous environmental investigations have been implemented at the site, the results of which have identified the volatile organic compound acrolein and the metal lead in soils at concentrations exceeding their Act 2 non-residential Medium Specific Concentration (MSC) cleanup standards. The intended future use of the site will be for a combination of residential and non-residential purposes and it is assumed that a combination of residential statewide health and site-specific standards will be used to demonstrate attainment with Act 2 for site soils. As such, appropriate engineering (capping) and institutional (deed notice/environmental covenant) controls will likely be required as part of the development of the Site to demonstrate attainment of the selected Act 2 standards.
